Blueprints AI Generates Permit-Ready Blueprints in Minutes
Founders use generative AI to automate code-compliant drafting for architects
Overview
An artificial intelligence startup based in Santa Monica claims it can now generate construction blueprints that are ready for permitting in a matter of minutes. Blueprints AI, founded by architect Al Drams and chief commercial officer Coco Cao, aims to automate the repetitive drafting tasks that traditionally consume the majority of an architectural firm’s time.
The company has been selected for the 2026 Startup Battlefield 200, placing it among a cohort of promising early-stage companies exhibiting at TechCrunch Disrupt. The event takes place from October 13 to 15 in San Francisco, where Blueprints AI will unveil its second-generation software platform.
The Origins of a Decade-Long Idea
The concept behind Blueprints AI is nearly two decades old. Al Drams first conceptualized software capable of generating design documents for school buildings while he was a young college student writing his final thesis. At the time, the necessary technology did not exist, forcing him to set the idea aside.
“Then ChatGPT came along,” said Drams, recalling the release of OpenAI’s generative AI chatbot in November 2022. “His old idea suddenly seemed a lot more possible.”
Drams pursued formal education in the field, earning bachelor’s and master’s degrees in architecture from the University of Tehran. He later completed two years of Ph.D. coursework on digital design at the European Graduate School in Switzerland. After moving to the United States, he opened Drams Architects in 2018 and subsequently obtained a general contractor’s license to add a construction business in 2021.
Despite his success in traditional practice, Drams remained unsatisfied with the industry’s inefficiencies. He noted that while building projects could change lives locally, the broader impact was limited compared to technological solutions.
Solving the Drafting Bottleneck
The core problem Blueprints AI addresses is the imbalance between design and drafting work in the architecture industry. According to Drams, architects typically spend about 80% of their time on drafting and only 20% on actual design. The startup’s goal is to flip that ratio, allowing professionals to focus on creative aspects rather than repetitive technical documentation.
Drams and Cao met at an AI conference several years ago and combined their respective expertise to build the company. Cao, a data scientist from Hong Kong, leads sales and go-to-market strategy, while Drams provides the architectural domain knowledge.
The founders trained their initial models using eight years of approved drawing sets from Drams’ own design and construction firm, which remains operational. This proprietary dataset helps ensure the generated documents meet professional standards and code compliance.
Next-Generation Software Features
The first generation of Blueprints AI software produced architectural construction documents and was priced between $3,200 and $8,500 per month, depending on the plan complexity. The upcoming second-generation version offers significant upgrades in functionality and scope.
“It will make better spaces for people because now architects have the time to design,” Drams said.
Key improvements in Version 2 include:
- Multi-disciplinary generation: Users can start with a simple description or sketch and create blueprints for architecture, structural, mechanical, electrical, plumbing, and interior design all at once.
- Interactive editing: Unlike the first iteration, users can design and make changes to the project dynamically.
- Automated code checking: A single design change updates the entire project and is automatically checked against local building codes.
The software targets two primary customer groups: professional architecture, engineering, and design firms, as well as developers and real estate owners. While the primary model is a subscription service, the startup may introduce a one-time flat-fee option for clients working on single projects.
The Role of Human Expertise
Despite the advanced automation, the founders emphasize that the technology is not intended to replace licensed architects. Licensed professionals are still required to review the generated documents and affix their seal before they are submitted for permits. The final judgment call remains firmly with humans.
Early customers are already utilizing the second version of the software, which is set to become publicly available this week. Beyond the current release, Drams and Cao are already developing a third version that will incorporate structural analysis and electrical panel design.
This strategic move positions Blueprints AI as a tool to augment human talent rather than substitute it, aiming to streamline the permitting process while maintaining the safety and quality standards enforced by licensed experts.
